Wareing & Company Completes Sale of Strategic 10-Acre Warwick Development Site

Acting on behalf of long standing owner, Warwickshire commercial property specialists Wareing & Company has successfully completed the sale of the freehold interest in a strategic 10-acre site at Stratford Road, Warwick.

The site, which is currently laid to pasture and has historically been used for grazing, occupies a prominent location opposite Aylesford School and Playbox Theatre. Its position on one of Warwick’s principal routes and proximity to established residential and commercial areas made it an attractive opportunity for purchasers seeking long-term development potential.

Recognising the site’s strategic location, Wareing & Company marketed the land on the basis of its potential for future employment development, subject to its allocation within the local plan and the granting of the necessary planning consents.

Following a successful marketing campaign, the freehold has been sold to a private purchaser for a figure in the region of £1.4 million.

The transaction represents another significant land deal for Wareing & Company, reflecting continued demand for strategically located development opportunities across Warwickshire despite the planning process associated with longer-term land investments.

Bill Wareing, Director of Wareing & Company, said:

“This was an excellent opportunity to acquire a substantial strategic site in a highly accessible location within Warwick. While the land is currently agricultural, its position and surrounding uses mean it offers considerable long-term potential for employment development, subject of course to the necessary planning approvals and allocation through the planning process. We were delighted to secure a successful outcome for our client”.

Tyndallwood Solicitors acted on behalf of the landowners throughout the transaction.

Wareing & Company continues to advise landowners, developers and investors across Warwickshire and the wider Midlands on the sale, acquisition and development of commercial property and strategic land.
