New Greek restaurant opens in Leamington after deal agreed

The owners of a successful Warwickshire pub chain have opened a new Greek restaurant in Leamington town centre after a delivery version of the business proved popular during lockdown.

Taverna Meraki is the latest venture of Matt & Alex Crowther, owners of Pug Pubs Limited which operates The Royal Pug, The Fat Pug, and coffee shop Procaffeinate in Leamington, The Black Pug in Warwick, and The Lazy Pug in Shipston.

The new restaurant started life as a takeaway business during lockdown, which saw many customers order its food again and again.

It found its permanent home on Regent Street at the 1,553 sq ft site of the former Café Rouge after Wareing & Company secured a deal.

Matt said: “I’d always had ambitions of opening some sort of Greek restaurant as I’d worked there for four years and loved the food.

“When we founded our first pub, The Fat Pug in 2012, we asked our friend from Greece, Yannis, to come over and work with us at the business, with the possible idea of starting a Greek restaurant at some point.

“Pug Pubs did very well, but when lockdown hit, we realised our pub offering did not translate well to delivery and we needed to come up with something new.

“This was the right time for us to finally start our Greek food idea, firstly as a delivery business. Customers loved the gyros, souvlaki and other authentic Greek dishes we served up. When lockdown was lifted, we toured the business around various food shows, with a similar response from customers.

“It was amazing to see how well it did, and many people asked us where they could go for a sit-down meal. That was when we realised we needed a permanent restaurant.”

Matt approached Bill Wareing, owner of Wareing & Company, who took them through various options in the area before narrowing it down to a few locations.

And when Matt visited the former Café Rouge on Regent Street – which has stood empty for around 18 months – the decision was simple for him.

“I just knew it was the one,” he added. “We wanted a building in the centre of Leamington, preferably with existing amenities and that didn’t require too much work. And Café Rouge ticked all the boxes.

“Bill’s knowledge of exactly which units offered what was incredibly useful, and meant the process of finding a suitable base was far easier than it might have been.”

Bill added: “This building is in a great central location in Leamington, being right next to the Royal Priors Shopping Centre and many other restaurants.

“This deal is yet another sign that Leamington’s food scene is continuing to grow despite the external pressures on the economy.

“Taverna Meraki is a fantastic new addition to the town centre and to the Pug Pubs brand.”

New Wetherspoon pub coming to Kenilworth after Wareing & Co agree deal

Pub operator Wetherspoon is set to invest £2 million to open a new outlet in the centre of Kenilworth after a deal was agreed on a key property.

The former Poundland in The Square, Kenilworth, in the heart of the town centre, is set to open as a Wetherspoon pub.

Wetherspoon will occupy all of the ground and first floor of the building, comprising 5,500 sq ft on each floor.  The transaction was arranged via Leamington-based property consultants, Wareing & Company.

The building had been used as a Poundland store prior to it being closed in January 2020 and has remained unoccupied ever since.

Wetherspoon is expected to create 60 jobs in the Warwickshire town when it opens.

Wetherspoon spokesman Eddie Gershon said: “We are delighted to have purchased the site.

“We have enjoyed great success in the region and hope that our investment will act as a catalyst for other businesses to invest in Kenilworth.”

Specialist blinds firm moving to new Warwick HQ

A specialist blinds company whose products feature on striking buildings around the world is set to start a new chapter after a move to a new HQ in Warwick was agreed thanks to Wareing & Company.

Guthrie Douglas creates unique blinds for a wide range of extraordinary buildings, including Covent Garden in London, the Etihad Towers in Abu Dhabi, and the Broad Museum in Los Angeles.

After embarking on a large recruitment drive and acquiring another blinds company, Shy, in 2022, Guthrie Douglas wanted to move to a larger office and manufacturing complex while not moving far away from its former base at Heathcote Way in Warwick.

Now, the company is set to move to Unit 3 at Titan Business Centre after Jonathan Blood, director at Wareing & Company, agreed a deal.

David Slade, partner at Leamington Spa law firm Wright Hassall, advised Guthrie Douglas on the legal aspects of the move.

The site features 31,422 sq ft of floor space, including a large warehouse, a two-storey office, and electrically-operated roller shutter doors.

Andrew Kitching, Managing Director of Guthrie Douglas, said: “Our acquisition of Shy and our recruitment push brought the company up from 15 employees to around 50, and we wanted to consolidate the team at a new HQ where we could double our capacity.

“We wanted to stay in Warwick if possible as it’s always been our home, and we knew Wareing & Company has a great knowledge of the market here, so we approached them to help our search.

“When we saw the unit at Titan Business Centre, it just ticked a lot of boxes for us. It has ample space for manufacturing our products, dedicated office space, and a pleasant mezzanine area where we can bring clients.

“We were only too happy to agree terms, and aim to start our phased move-in in April before fully moving in during the summer.

“This will be a new chapter for Guthrie Douglas, and we’re confident our new home at Titan Business Centre will allow us to reach new heights.”

Leamington jewellers set to triple in size after Wareing & Company seals move

A Leamington jewellers which dates back to the 19th century is set to triple in size by moving to a bigger premises in the town centre after a Wareing & Company completed a deal.

Tustains Jewellers, founded in 1895, is set to move into a 3,260 sq ft unit at Satchwell Court – three times larger than its current shop on Regent Street – just outside the entrance to the Royal Priors Shopping Centre.

The company, which sells a variety of luxury watches and fine jewellery including bespoke items, is confident the move will boost its turnover and is aiming to hire new staff for the new store.

The move was sealed after Wareing & Company agreed the deal with Tustains on behalf of the freehold owners of Royal Priors Shopping Centre.

Tom Milner, Director of Tustains, said: “Luxury retail requires space, particularly for multi-brand showrooms such as ours. Hospitality at the new store will be essential and we will be able to show a much more comprehensive collection from each watchmaker.

“We had wanted to move stores for a while, but part of the problem in finding a new home has always been that our location was already right.

“So when Wareing & Company showed us the unit on Satchwell Court, we knew it would be an excellent new home for us.

“It offers the same location on the right part of Regent Street, but also catches the footfall through the Royal Priors. We also like the presence of the wide frontage and the courtyard.

“This is a big step up for Tustains, and we are looking forward to opening the new store in the near future.”

Machine tool manufacturer to move to Stratford from Birmingham and create 20 new jobs

A multinational engineering firm is moving its UK base from Birmingham to Stratford-upon-Avon and creating up to 20 new jobs in the process after Wareing & Company finalised a deal.

GROB Machine Tools UK, which currently employs 20 people, is set to move into the former Building Profiles unit on Timothy’s Bridge Road in Stratford and expand its team once a refurbishment of the site is complete.

The company, originally founded in Germany, manufactures machines used to create components used in a wide variety of sectors, such as automotive, aerospace, medical, and energy.

And after winning a 200 million-Euro contract with a major original equipment manufacturer (OEM), the time was right for the UK branch of the company to move away from its Birmingham base and into bigger premises.

The 14,000 sq ft unit was let to GROB Machine Tools UK after Jonathan Blood, director at  Wareing & Company, completed the deal.

Louis Hill, Managing Director of GROB Machine Tools UK, said: “We had outgrown our base in Birmingham, and we needed a site that not only had a good factory floor, but high-quality office space too.

“We saw there were lots of small units that had this, and lots of incredibly large warehouses, but we needed something that fell somewhere in the middle.

“The unit in Stratford that Wareing & Co promoted ticked all the boxes. It has manufacturing space, office space, and enough space for a showroom where we can bring current and prospective customers to highlight the work we do.

“And staying in the Midlands was key for us – we work across the country and into Ireland too, so having a central base that is easily accessible is very important.

“It’ll also be a nice bonus to be in a town like Stratford with all of its history and charm. GROB Machine Tools UK was originally based in Wellesbourne before it moved to Birmingham, so it’s great to be returning to Warwickshire.

“We’re hoping to be all moved in within a few weeks and we are really excited to start this new chapter in our company’s history.”

Former Bravissimo offices in Leamington now on the market with Wareing & Co

The former offices of a major Leamington company are now on the market with Wareing & Co.

Leamington music shop to move to bigger premises after Wareing & Co completes deal

A popular music shop in Leamington is marking 36 years of trading with a move to bigger premises.

Presto Music, one of the UK’s premier sources of sheet music, classical and jazz recordings, musical instruments, accessories and music gifts, is relocating to new premises after Wareing & Co successfully completed the deal.

Presto Music opened in 1986 as a specialist classical recording retailer, loved by many and visited by thousands of customers. The store has seen a number of locations – its most recent, 7 Park Street, is where the business has grown into what it is today.

The current shop will close at 1pm on 20 October and, after the move, customers will be able to find the new store at 23 Regent Grove, CV32 4NN, from 24 October.

The new site is a 7,000 sq. ft purpose built location and will continue to stock the wide range of instruments and accessories, recordings, printed music and gifts that music lovers have enjoyed throughout the years, with an expanded range of next-step instruments, specifically curated for the advancing beginner and beyond.

New pet supply shop opening in Kenilworth to set tails wagging

The opening of a new independent pet supply shop in Kenilworth is set to get tails wagging all over the town.

‘It’s a Dog’s World and Friends’ will be opening on Saturday, April 9 in Talisman Shopping Centre at the old Charles Ager unit by former Kenilworth School pupil and animal-lover Lauren McDonnell, from Baginton.

The shop will feature all sorts of products for a variety of pets, including homemade toys and cakes for pets made by Lauren herself.

Lauren, 24, had originally worked in a pet shop in Cheylesmore in Coventry, and found her entrepreneurial streak during the first lockdown in 2020 when she baked cakes for dogs and sold them online under the name ‘It’s a Dog-Eat-Cake World’.

An owner of two dachshunds, Rex and Rolo, Lauren knew there was a good market for homemade pet products, especially when so many people bought a pet during the pandemic.

She then branched out into making further items for dogs with her sister business ‘It’s a Dog’s World’. Both proved to be very successful.

With her experience at the pet shop in Cheylesmore and business success under her belt, Lauren decided to take the plunge and open her first shop in Kenilworth – for all pets rather than just dogs.

She said: “I’ve loved pets all my life – I’ve owned just about every animal you can think of – and my work in a pet shop made me realise just how much I’d like to run one of my own.

“I had looked at places in Leamington and Warwick to open it, but I’m a bit of a home bird, so Kenilworth was the place where I really wanted to open my first shop.”

Property agents Wareing & Co marketed the unit and were able to complete the deal quickly for Lauren.

“I started looking just before Christmas 2021 and found the unit in Talisman Shopping Centre for sale. I knew not long after viewing it that it was the right place for my business,” she said.

“Wareing & Co were brilliant to deal with. They ensured all the paperwork was sorted quickly so I could get on with fitting out the store.

“Kenilworth is such a friendly place, and the residents really love to support independent businesses. I’ve already had support from passers-by and other businesses in Talisman as I’ve been getting my shop ready for opening.

“I’ve made sure there’ll be plenty of room in the shop for people to visit with their pets, and I’ll be looking forward to getting to know Kenilworth’s wonderful pets over the coming months – as well as their owners of course!”

New steak restaurant opening in Leamington highlights town’s resilience

A new steak restaurant has opened in Leamington Spa following a £500,000 investment – and highlights the resilience of the town according to Wareing & Co owner Bill Wareing.

Middletons Steakhouse & Grill has just opened a new restaurant in the former Gusto unit on Regent Court, bringing 35 full and part-time jobs into the area.

The restaurant will be able to serve 190 covers, and features an outdoor area for al fresco dining in the warmer months.

And Bill Wareing, owner of Wareing and Co which marketed the unit, believes this deal shows of the strength of the sector in Leamington despite the challenges posed by Covid-19.

He said: “Middletons Steakhouse & Grill opening in Regent Court is yet another example of how well Leamington, and in particular Regent Court, has weathered the storm of Covid-19 and is coming back strong.

“The restaurants at Regent Court have been managed very well by landlord Columbia Threadneedle, and as such are now in a great position to take advantage of the recovering economy.

“Top restaurant brands such as Middletons moving to Leamington is a sign that the economy is getting back on track, which is brilliant news. 

“We are also in talks with new food and beverage tenants to move into the former Jaeger unit as well, showing further confidence in Regent Court and the town.

The Leamington restaurant is Middletons’ ninth after opening its first near King’s Lynn, Norfolk, in 2011, and its first in the West Midlands region.

Wasps star co-launches Leamington fitness studio after Wareing & Co advised on location

Wasps player Ben Harris is co-launching a new personalised fitness studio in Leamington after going into business with a successful gym owner.

The 31-year-old prop – who helped the Black and Golds to a second-place finish in last season’s Gallagher Premiership – is behind a new joint venture called Studio Worx, which is offering members one-to-one and group-based training programmes.

The fitness studio – which is creating eight jobs – will be based on Livery Street in Regent Court, and is set to open its doors in January after finalising a ten-year lease with Wareing & Company.

Ben is opening the studio alongside experienced entrepreneur and gym-goer Jack Gibson, who has launched five of his own gyms over the last seven years under the Fitness Worx brand, which has a presence in Kenilworth, Warwick, Southam, Bidford and Shrewsbury.

And despite the success of Jack’s gym empire – which now has more than 1,000 memberships combined – the 30-year-old is keen to stress that the Leamington studio will be adopting a different approach.

Jack said: “Unlike Fitness Worx, our Leamington base won’t be a gym, but more of a place where our members can come to embark on their own body transformation programme, under the guidance of a qualified fitness instructor.

“We will have space for up to 120 members to embark on their own physical journey – whether it is losing body fat, building body strength, improving cardiovascular fitness or a combination.

“I’ve become good friends with Ben as we both go to the gym together in Kenilworth – and when I suggested the concept of a boutique style fitness studio he was really supportive of it.

“The idea for Studio Worx came about because I’d noticed that a lot more people wanted the benefits of going to a gym that had a private feel about it – and our concept for Leamington has been vindicated so far, as we have had 80 sign-ups ahead of launching.”

For Ben, Studio Worx provides a welcome challenge away from the pitch in preparation for life after rugby.

Ben added: “I have always wanted to open a gym, and in Jack I have the ideal business partner to learn from and make this a success.

“Lockdown gave us the time to press ahead with developing our plans, and it soon became apparent that there was a gap in the market for a smaller high street-based fitness destination which you see quite often in bigger cities such as London.

“I’m really excited to get the business up and running, and it will certainly help me to prepare for later life when I eventually decide to retire from elite level rugby.”

Jonathan Blood, of Wareing & Company, helped Ben and Jack to find a suitable location for their business, and believes Studio Worx’s impending arrival is coup for Leamington.

He added: “Variety is key to the success of any town centre, and Studio Worx provides that with a different approach to fitness.

“Memberships for the studio are growing already, which will boost footfall into the town centre which will hopefully have a positive knock-on effect for neighbouring businesses.”
